Introduction to Commercial & Residential Products

NMD 80™

NMD 80™ is a powerful detergent-based solution designed for safe and effective removal of mortar smears and efflorescence from masonry surfaces. It can be used on most masonry substrates including brick, stone, synthetic stone, pre-cast concrete, designer or colored block.

The added buffering ingredients allow NMD 80™ to be powerful yet safe enough for glass and anodized aluminum. NMD 80™ requires no respirator when working outdoors in well-ventilated areas.

Proper usage is essential to experience the great reductions that are possible in chemical costs and cleaning time. NMD 80™ is designed to be used with the EC Jet downstream chemical injector to produce excellent cleaning results consistently, easily, and faster than ever before. Advantages of NMD 80™

Limitations of NMD 80™

  • Should not be used on polished stone or lime faced brick.
  • Only apply to areas to be cleaned. Product can be corrosive to certain woods, metals, and plants.
  • Avoid elevator doors as the coating will be affected by the chemical.
  • Cover any building hardware, including brass, bronze, copper, gold, stainless or mild steel.
  • Use low pressure rinsing on synthetic stone and surface dyed substrates

How to Apply NMD 80™

Dilutions

NMD 80™ is diluted 4 parts water to 1 part NMD 80™. An EC Jet is recommended to ensure both proper dilution and application of NMD 80™. Ideal size of pressure washer for exterior cleaning: gas-powered ranging from 3 to 6 gallons per minute pressure washer not to exceed 3,000 P.S.I.

Coverage Rates

Coverage rates with NMD 80™ using an EC Jet will vary from 100-200 sq. ft. per gallon depending on the surface porosity, texture, ambient temperature, craftsmanship, severity of mortar smears, and severity of other post construction staining.

Application Instruction

Low-Pressure Application

  1. Lightly pre-wet or flash-cool the surface (do not soak).
  2. Apply NMD 80™ through an EC Jet to the entire section to be cleaned. Start from the top and work down. Allow NMD 80™ to dwell for 5-7 minutes.
  3. After the initial application of chemical, scrape the large chunks of mortar with a long-handled scraper.
  4. Check mortar smears and tags to see if it crumbles easily.
  5. Reapply NMD 80™ without rinsing between applications to melt the remaining mortar residue and extend dwell time. Once there is no foaming, the surface is ready to be rinsed.
  6. With NMD 80™, the longer it stays wet on the wall, the cleaner the end result. This will also reduce the amount of rinsing required. After reapplication, scraping can be done further down the wall.
  7. Begin rinsing from top down. Use long even strokes that overlap each other. Caution: Do not allow the product to dry on the surface.

Rinsing

Proper rinsing techniques determine the final look and quality of the job. Generalized rules of rinsing would include:

  1. Low pressure rinse. The EC-Jet can be used as long as the ball valve to NMD 80™ has been turned to the off position.
  2. If using a pressure washer to rinse, use a 40-degree nozzle to reduce the potential for surface damage. Stay at least 8”-12” from the wall to avoid potential damage to the mortar joints. Do not use a zero-degree nozzle.
  3. Craftsmanship determines the appropriate pressure for rinsing. A thorough rinse job is recommended; however, our chemistry never requires flooding a wall. Pressures that mark or damage the surface should be avoided. If in doubt, follow the manufacturer’s recommended P.S.I. for the substrate you are working on.
  4. Always use overlapping horizontal passes to achieve a uniform appearance

Note: Sensitive surfaces such as sand faced brick, concrete brick, synthetic masonry and surface dyed substrates, need to be rinsed at low pressures. Use the EC Jet with the ball valve turned to the “off” position for rinsing or a garden hose with nozzle. The rinse pressure should be about 50 P.S.I.

OneRestore®

OneRestore® provides remarkable versatility, cleaning power, and safety all in one. It is appropriate for single or multiple surface restoration. OneRestore® is capable of removing the deepest stains. It can also be used to safely remove deposits on glass and anodized aluminum. OneRestore® is a great choice for cleaning and restoring college campuses, government facilities, hospitals, and office buildings.

Limitations of OneRestore®

How to Apply OneRestore®

Dilutions

OneRestore® is always used undiluted.

Coverage Rates

Coverage rates with OneRestore® will vary from 75-250 sq. ft. per gallon depending on the surface porosity, texture, ambient temperature, craftsmanship, and severity of staining.

Application Instructions

  1. Pre-wet the surface (do not saturate) with water before applying OneRestore®.
  2. For the best results, apply OneRestore® with a low-pressure sprayer (brushing is not necessary).
  3. For most instances, a single application with a 5-to-10-minute dwell time will remove many of the stains.
  4. For deeper stains or very porous surfaces, a double application with 5 to 10 minutes in between applications will provide the best results. Do not rinse between applications.

Rinsing

Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. OneRestore® can be rinsed using cold water. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.

Do not use a zero-degree nozzle

Caution: Do not allow the product to dry on a surface.

As a professional-grade window and multi-surface restoration product, OneRestore® contains a high level of proprietary components that include solvents, acids and soaps. This blend enables it to perform in situations that require industrial-strength cleaning capabilities. As with any powerful restoration product, care must be taken to use it as directed.

Since OneRestore® is a water-based product, the water portion of the blend will evaporate quickly on hot surfaces. This will leave the highly concentrated chemical behind.

OneRestore®’s high concentration of soaps must be thoroughly rinsed with water from any surface it is used upon. It is not designed to be wiped or squeegee-ed off the surface without a water rinse.

Principle Points Regarding OneRestore®

  1. OneRestore® ships and is considered non-hazardous/non-corrosive in its concentrated form. That is, it does not damage glass, paint, skin, or other substrates undiluted.
  2. Chlorine, the principal engine of OneRestore®, it is present in all water that is treated for consumption in the U.S.A.
  3. Neutralization has not been left to chance in this instance. OneRestore® is acidic and once you have applied the product to alkaline materials such as (limestone, mortar, aggregate, etc…), the two run over each other creating neutralization before the chemical runs off. Cleansol BC is used as a second step prior to rinsing to assure neutralization of any remaining residues.

Recommended Disposal of Spent Product

OneRestore®’s DOT shipping classification is non-hazardous liquid, not regulated by the DOT. The product does not contain any known hazardous ingredients that would be rejected or deemed inappropriate in its waste stream by a municipal sanitary treatment plant. Prior tests have shown this product can have a neutral pH after use on a masonry surface followed by the subsequent rinse.

If the product is not neutral, test spent liquid with either pH strips or a pH meter to determine the pH. We recommend neutralization with natrium perborate monohydrate, which may be available locally or can be purchased from EaCo Chem Inc. If the spent OneRestore® product has been collected, the next step should be to dispose of it to a sanitary sewer outlet.

It may be appropriate to check with the sanitary treatment plant in question if prior approval is desirable. (The SDS for OneRestore® can be used to indicate the hazards present in the product when contracting the water treatment plant to make this prior determination.)

Cleansol BC

Cleansol BC is an all-purpose alkaline cleaner designed to deep clean virtually all surfaces from painted metal to wood to vinyl. It is an exceptional brushless cleaner for the industrial cleaning professionals. For a complete house wash system, Cleansol BC works phenomenal in tandem with HD Britenol.

How to Apply Cleansol BC

Dilutions

First, dilute Cleansol BC 4 parts water to 1 part Cleansol BC to make ready to use then follow the dilution ranges listed below.

  • 10 parts water to 1 part Cleansol BC for difficult cleaning
  • 20 parts water to 1 part Cleansol BC for light soil
  • Undiluted for gutters and down spouts

Coverage Rates

Coverage rates with Cleansol BC will vary from 100-250 sq. ft. per gallon depending on the surface porosity, texture, ambient temperature, craftsmanship, and severity of staining.

Application Instructions

  1. Pre-wet the surface (do not saturate) with water before applying Cleansol BC.
  2. For best brushless results, apply Cleansol BS with a pressure washer – upstream or downstream, or with a low-pressure applicator.
  3. Cleansol BC requires two quick applications, which leads to complete soil release most of the time. Do not rinse between applications.

Caution: Do not use or put Cleansol BC on unpainted metal surfaces.

Rinsing

For brushless results, rinsing requires pressure washer impact. Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.

Do not use a zero-degree nozzle.

Caution: Do not allow the product to dry on a surface.

The oxidation on this vinyl fence was easily removed with Cleansol BC diluted 4:1.

C-Tar Melt

C-Tar Melt is a blend of water soluble, easily rinsable and non-hazardous ingredients. C-Tar Melt is safe for wood, metal, and masonry surfaces and will not raise the grain or cause discoloration to the surface.

C-Tar Melt will aid in the separation of tar residue from rinse water if runoff is contained and stored for a short period of time.

  • Will cause rubber to swell
  • Some softening of paint may occur (ceases upon rinsing). Proper testing advised.

How to Apply C-Tar Melt

Application Instructions

For tar removal from painted vehicles:

  • Apply C-Tar Melt by putting a small amount on a cloth and wiping
  • Follow proper rinsing procedures

For porous masonry:

  • Spray C-Tar Melt on the surface and allow it to dwell for approximately 5 minutes.
  • Typically, two applications will provide better mechanical release than a single application.
  • Number applications and dwell times will vary depending on thickness of the coating to be removed.
  • Follow proper rinsing procedures

Rinsing

Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding a wall. C-Tar Melt can be rinsed using cold water and low pressure.

After Vaseline was applied to deter raccoons, C-Tar melt was used to remove the stains.

Hot Stain Remover

Hot Stain Remover is a powerful alkaline cleaning solution that allows the user to tackle all kinds of professional cleaning projects. Hot Stain Remover excels at removing oil stains produced by food products or petroleum-based products on porous concrete surfaces. Heavy carbon deposits on masonry can also be easily removed without altering the surface. Hot Stain Remover is also a very effective cleaner for grout and tile floors.

How to Apply Hot Stain Remover

Dilution

Use Hot Stain Remover undiluted for extremely difficult stains up to 10 part water to 1 part solution less difficult applications.

Coverage Rates

Coverage rates will vary drastically depending on surface type, porosity, and other variables. The coverage rate will be determined by proper testing.

Application Instructions

ALWAYS PROTECT THE SURROUNDING AREA BY COVERING WITH PLASTIC.

If you are spraying Hot Stain Remover, try to stay away from or above the mist as it can cause irritation or burn to your skin.

  1. Pre-wet the surface (do not saturate) with water before applying Hot Stain Remover.
  2. Begin applying Hot Stain Remover to the surface using a low-pressure applicator for a strong dilution and a downstream injector at low pressure for a weaker dilution. A nylon brush may be used to apply when necessary.
  3. Dwell times will vary tremendously depending on surface and severity of staining. Testing will determine actual dwell times.
  4. Hot Stain Remover has special additives that cause soils to rise to the surface.

Caution: Do not allow the product to dry on a surface.

Rinsing

Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. Hot Stain Remover can be rinsed using cold water and low pressure.

HD Britenol

HD Britenol is an all-purpose cleaner designed for residential and light duty commercial applications. HD Britenol works great on most substrates. HD Britenol will not harm people or animals when used as directed, but care should be taken to protect plants. HD Britenol is sold as a concentrate and ships not regulated by the D.O.T.

Limitations of HD Britenol

  • Do not allow product to dry on the surface. Always rinse thoroughly.
  • Generally, not effective on very old thick-crusted carbon deposits
  • Not a restoration detergent
  • Diamond Deck can blush, even when using this product at high dilutions. Adequate testing is required.

How to Apply HD Britenol

Dilutions

  • 4 parts water to 1 part HD Britenol for asphalt shingles
  • Undiluted to 15 parts water to 1 part HD Britenol for aggressive staining
  • 20-60 parts water to 1 part HD Britenol for standard maintenance and cleaning

Coverage Rates

Coverage rates will vary based on dilutions, porosity severity of stain, application method, and other factors. Proper testing will determine actual coverage rate.

Application Instructions

  1. Pre-wet the surface (do not saturate) with water before applying HD Britenol.
  2. For best results, apply HD Britenol twice to the surface. Allow several minutes in between applications – do not allow the product to dry on the surface.
  3. HD Britenol can be used as a one-step cleaner or in a two-step cleaning system (acid then alkaline) with Cleansol BC. The two-step system creates neutralization and will boost performance in difficult areas such as under eaves.

Rinsing

Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. HD Britenol can be rinsed using cold water and low pressure. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.

InStrip

InStrip is a safe, easy-to-use, fast interior paint stripper that works on your toughest paint stripping projects. InStrip removes multiple layers of paint and will go through many types of coatings. Product works great on both horizontal and vertical surfaces. InStrip is particularly safe for both the environment and applicator.

How to Apply InStrip

Dilutions

InStrip is always used undiluted (straight)

Coverage Rates

Coverage rates with InStrip will vary from 25-100 sq. ft. per gallon depending on the thickness of application.

Application Instructions

  1. Apply InStrip with a brush or a roller to a dry surface.
  2. Allow the proper dwell time to be determined by pretesting.
  3. Wipe off, scrape off, or rinse off using high pressure. Do not use pressure that marks the surface.

Note: textured surfaces may require a second coat of InStrip. Pretesting will determine this.

Rinsing

Rinse all residue from the surface. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.

Do not use a zero-degree nozzle.

Additional Info on Applying InStrip

Application equipment should be solvent compatible. Always start by doing a test patch to determine proper dwell time to achieve desired results. Use a putty knife or a brush to apply InStrip to the desired surface. Wait the appropriate time, then wipe off or remove completely with water.

Note: On textured surfaces, a second coat may need to be applied with a brush. Rinse completely. When stripping paint from thin wood veneer, a long dwell time may loosen the bonding adhesive.

AcrylicStrip

AcrylicStrip is a solvent-based sealer, stain, and paint stripper that has a wide range of applications. It is virtually instantaneous in penetrating most deck stains and paints. AcrylicStrip will remove multiple layers of acrylics, acrylic latexes, polyurethane, and other resin coatings.

Advantages of AcrylicStrip

  • Removes curing compounds from concrete
  • Works quickly

Limitations of AcrylicStrip

  • Plants may be damaged by direct contact
  • Do not use on asphalt shingles or vinyl siding
  • Does not burn skin but will dry out the skin with extended contact

How to Apply AcrylicStrip

Dilutions

AcrylicStrip is always used undiluted.

Coverage Rates

Coverage rates will vary based on porosity, severity and type of coating, application method, and other factors. Proper testing will determine actual coverage rate.

Application Instructions

  1. Apply AcrylicStrip to a dry surface through a low-pressure application system; or AcrylicStrip can be applied with a dry brush, rag, or roller.
  2. Apply AcrylicStrip from top down using a side-to-side motion.
  3. Allow AcrylicStrip to dwell for a minimum of five minutes before doing a scratch test.
  4. If substrate is visible after conducting the scratch test, you are ready to rinse. If the substrate is not visible or the coating is gummy but not released, re-apply AcrylicStrip and allow to dwell for an additional ten minutes.

Rinsing

Use only cold water to rinse. Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. AcrylicStrip should be rinsed using cold water using either a pressure washer, garden hose, or water and brush. When using a pressure washer on wood, be sure to keep the nozzle at least six inches from the surface. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates.

Do not use a zero-degree nozzle.

Caution: Do not allow the product to dry on the surface.

Note: Certain enamels may be best stripped with LCS (Liquid Caustic Stripper). Alkyd enamel can be removed by first applying AcrylicStrip; allow several minutes dwell time; while still wet, apply Stripper Cream directly over the AcrylicStrip. After adequate soak time and a scratch test, remove with a scraper or high-pressure rinse using cold water.

Additional Info on Applying AcrylicStrip:

AcrylicStrip is best applied through a low-pressure application system, but can be brushed, wiped, or rolled on the surface. Coverage is expected to be between 250 to 400 sq. ft. per gallon. Results will be faster and more complete on horizontal surfaces.

Depending on the paint or coating involved, more than one application may be needed. Apply the chemical from the top down using a side-to-side spray. A small hand pump garden sprayer works very well for small jobs. Allow AcrylicStrip to sit on the surface for at least five minutes before doing a scratch test.

When you are doing the scratch test and you see that the coating is releasing from the substrate, you are ready to rinse. If you do not see the surface or the coating is gummy, reapply the product and wait an additional 10 minutes before retesting. Pay careful attention to sheltered areas under overhangs or railings, as these areas see less harmful weathering and fading and therefore may need repeated applications. Rinsing may be accomplished with a pressure washer, garden hose, or water and a scrub brush.

If you find that surface under your paint is gray or weathered, try some Britenol to restore it to the original color without harming the surface.

If you are using a pressure washer to rinse wood, keep the nozzle six inches from the surface.

Calcite Presoak

This product is designed as a pre-soak to facilitate quick removal of calcite on clay brick. Calcite Presoak is used in conjunction with NMD 80™ to ensure complete removal of calcite. Calcite Presoak provides powerful penetration and softening action of Calcite.

First apply Calcite Presoak straight and allow a dwell time of approximately 5 minutes. Once you’ve opened little pin holes, then apply NMD 80™ cut 4:1 wet on wet without rinsing in between. Allow dwell time 5-10 minutes, then rinse for results.

How to Apply Calcite Presoak

Dilutions

Calcite Presoak is always used undiluted.

Coverage Rates

Coverage rates will vary based on severity of calcite build-up. Proper testing will determine actual coverage rate.

Application Instructions

  1. Apply Calcite Presoak undiluted directly to the affected areas. A heavy white foam will result – allow this foam to collapse.
  2. Re-apply Calcite Presoak undiluted without rinsing directly to the same affected areas.
  3. Do a scratch test to determine if you can see the substrate beneath the calcite. If not, repeat steps 1 and 2.
  4. Once the substrate is visible beneath the calcite, Apply NMD 80 diluted 4 parts water to 1 part NMD 80 over the treated area. Heavy white foam will form. Calcite is completely removed once white foaming ceases.
  5. Complete with another application of NMD 80 diluted 4 parts water to 1 part NMD 80. As long as there is no white foaming, you are ready to rinse.

Note: Do not allow Calcite Presoak to run down the surface as bleaching may occur. Apply enough product to the calcite deposits without over soaking to avoid runs. If runs occur, rinse the excess immediately.

Rinsing

Proper rinsing techniques determine the final look and quality of the job. A thorough rinse job is always recommended; however, our chemistry never requires flooding the surface. Calcite Presoak and NMD 80 4:1 can be rinsed using cold water. Pressures that mark the surface should be avoided. When in doubt, follow the manufacturers recommended P.S.I. for the substrates. Do not use a zero-degree nozzle.

Caution: Do not allow the product to dry on the surface.

Polished Stone Cleaner

This unique chemistry is a neutral cleaner with a lot of advantages for interior or exterior cleaning of polished stone, such as marble and granite. A very mild pleasant odor and non-corrosive non-hazardous components make it safe for both the user and the environment.

P.S.C. can remove smoke, heavy finger soils, sealers and waxes, and foot traffic soil without any harm to the stone surface. Another real benefit of the product is that it does not foam on pickup, so that if you must vacuum the residue, you will not waste time clearing foam or de-foaming.

All these characteristics make the soap readily disposable to sanitary sewers or easily treated in a waste reclaim system.

  • Renews the surface of the polished stone without any hazards.
  • Neutral pH makes the soap personally and environmentally safe.
  • Low foaming non-emulsifying characteristics make it great for disposal or treatment.

Limitations of Polished Stone Cleaner

  • The undiluted or highly concentrated product should not be left on a painted surface too long. This can be evened out by reapplication of the product over the area and rinsing properly.
  • This product may dry out skin if used over prolonged periods of time without gloves.

How to Apply Polished Stone Cleaner

Dilutions

Dilutions will vary based on the severity of the stain and type of surface.

– Use undiluted (straight) up to 50:1 for regular light duty cleaning

– Use undiluted (straight) up to 4:1 for removing smoke damage or sealers

– 4:1 – 20:1 for removing heavy finger soil or foot traffic dirt

Coverage Rates

Coverage rates will vary from 100 – 250 sq. ft. per gallon depending on the surface porosity, texture and severity of staining.

Application Instructions

The product can be applied by spray, brush, cloth or sponge at the recommended dilutions. Agitate as needed or simply allow adequate dwell time so soil can be wiped, mopped or sprayed away.

Rinsing

Type and pressure of rinse depends on the surface being cleaned. A garden hose rinse and a mop or hand wipe may be used on sensitive surfaces. With stronger concentrations, softened soil will need to be rinsed away with a spray or a clean mop.

What is an EC Jet?

The EC Jet is a quick coupling attachment to the end of your pressure washer wand. It is designed to dilute material 4 parts water to 1 part chemical. It is used with the application of NMD 80™ or SOS-50 for new construction cleaning.

Using NMD 80™ with EaCo Chem’s innovative EC Jet pressure washer wand, will reduce cleaning time 90% versus traditional bucket and brush cleaning.

The EC Jet allows for quick and accurate dilutions while spraying the chemical with the best nozzle. The open/close valve can also be used to shut off the chemical flow and allow rinsing without removing the unit.

For the best results, a 3 to 5 gpm pressure washer is recommended.

The Right Equipment

The proper equipment will always make the cleaning project go much more smoothly. You would never try to hammer a screw in, so why use the wrong equipment to clean hardscape?

Before you get started, make sure you have the following items with you:

Pressure Washer:

A 3 to 5 G.P.M. unit is recommended with 2,000 P.S.I. for optimum efficiency. Unit should not exceed 2,000 P.S.I.

Polythylene Mortar Pan:

To help prevent any spills or drips on the paver surface. Should be wide enough and deep enough to capture any liquid if the bucket spills.

EC Jet:

Quick couples to the tip of pressure washer wand. It comes with 30′ of hose to allow cleaning of 1,800 square feet of surface. To rinse, simply shut off the chemical intake valve.

TIPS NEEDED ON PRESSURE WASHER TO WORK WITH EC JET FOR PAVERS:

MEG Nozzle:

Quick connect nozzle necessary for use of EC Jet for Pavers.

NPT Nozzle:
