BSP
Biological Stain Presoak
Description
and Use:
BSP is
a clear liquid that has both excellent safety and performance. It
has an almost neutral ph and is not caustic in nature. BSP is an
excellent fast acting biologic stain remover on limestone substrates.
BSP works on limestone and sandstone to soften black mold and mildew
stains that also need an acid to clean adequately, and to remove
those heavy deposit buildups under ledges and windows.
Advantages:
*
Excellent safety and performance.
* Noncorrosive.
Limitations:
*
BSP is safe for paint, metal, plants, wood, plastics signs, or glass,
but all of these surfaces must be protected from contact with the
straight product.

Preparation:
*Protect:
Test and protect adjacent and surrounding surfaces not intended
to be cleaned from exposure to the cleaning solution.
*Surface
& Air Temperatures:
To avoid
harm to masonry, do not clean when temperatures are below freezing
or will be overnight. Best cleaning results are obtained when air
and masonry surface temperatures are 40 deg. Fahrenheit or above.
If freezing conditions exist prior to application, allow adequate
time for masonry to thaw.
*Pre-Testing:
Always
test prior to beginning full-scale cleaning operations. Testing
should confirm cleaning effectiveness on each type of surface and
stain designated to be cleaned. Test also to determine the desired
surface contact time and any potential for adverse reactions with
adjacent materials. Allow test panels to dry thoroughly before evaluating
final appearance and results.
Dilutions:
Use BSP
undiluted for most stains or deposits. Note: Dilutions will vary
based on application and surface to be cleaned.
Application
Instructions:
Apply
the product by means of brush, roller, low pressure sprayer. This
product is extremely mild and has no caustic at all; normal care
should be taken when using it at all times. It is not necessary
to cover wood , paint, aluminum, or soft metal or steel trim, but
care should be taken not to allow the product to dry on glass. Use
BSP undiluted for most stains and deposits. Expected coverage is
between 100 and 300 square feet per gallon. Apply the product liberally
to the dirty surface. Do not try to spread the product to thin as
this will reduce the dwell time and possibly restrict the cleaning
action. Agitation with a stiff bristled brush may help on very heavy
deposits or stains. The average dwell time needed is ten minutes
for stains or a repeated application after ten minutes for heavier
deposits. Running a brush over the stain will indicate if the stain
is starting to release by showing dirt in the suds. Extreme temperature
variations will affect product performance. Do not use the product
in extreme cold and if the surface is over 800 Fahrenheit, cool
the surface with some water before applying for longer dwell times
and better results. To remove the product, use a high pressure rinse.
It is important on limestone in particular to neutralize the surface
thoroughly after rinsing. Use Sabrestore to neutralize, clean and
brighten on limestone, and GS Restoration or HD Acid to neutralize
on Sandstone.
Coverage
Rates:
Coverage
rates will vary from 100 - 300 sq. ft./gal. depending on the surface
porosity, texture and severity of staining.
